I booked a flat in Renaissance Exotica, Bangalore in 2005 and was promised a handover in 18 months. As of today the project is just 70% complete. ’Renaissance Holdings and Developers’ is a cheater company and their chairman Ramnaj is the biggest fraudster since Charles Shobraj. They only hold other peoples money but develop nothing. Think 10 times before buying another Renaissance property anywhere in India or suffer as hundreds are already suffering. Remember there are a lot of buiders by the name of Renaissance but this one is particularly called ’Renaissance Holdings and Developers’ and their office is in Malleswaram, Bangalore
I managed to sell off a couple of weeks ago, but I would like to share this forum to warn others. I am sorry Mr. Rajan, but keen as you may be to offload your investment……I feel it is my duty to warn others in this forum. Avoid at all costs.-

There is a standard volume level that, because of the way files are encoded and stored, cannot possibly be exceeded. Most music (especially rock, metal, pop… not so much blues, classic, or dynamic songs) is normalized to this level. I’m not sure where you’re getting this 96db from. Is that dba? is that perceived volume? All of those things are controlled by turning down your player. There is one standard loudness for audio files, and that is 0db. Anything beyond that will not be stored and will sound like clipping because the wave form has been cut off abruptly. The problem with the ipod is that the eq amplifies an already maxed out signal, before it goes to the preamp, so no matter how low you listen or how much you adjust volume in itunes, the waveform is amplified beyond 0db and is therefore clipped. Apple needs to redesign their eq so it only attenuates frequencies, not amplifies. Or they need to build in a 6db or so volume cut that they could use as headroom, but that would be total crap… There’s nothing wrong with your ipods, just the software design. Turn the eq off, and if you don’t like the sound, get an inline eq/amp for your headphones. Or just get better headphones! There is an ongoing battle between sound engineers boosting or limiting the bass and treble in their songs, because they know that people just put their songs in ipods and such that have built-in eq. If devices were produced with better components, eq would not be needed for flavor, and music would sound as it was intended by the artist and sound engineer. And there wouldn’t be distortion. Apple messed up, but it’s also something they can patch in a future itunes or ipod firmware upgrade through itunes. Not so bad.

Shyam- I can get you a very good deal for apts at Renaissance Exotica. It has a much superior location as compared with NCC Aster Park. Its behind Jakkur Flying Club and its on 12 Kms from city center. The apts belong to the Land Owners. Pls contact me on 9945006668. Thanks

Even the owners of Prestige shantiniketan is not allowed to see their apartment. This is after one of their Tower Building collapsed. Do not buy without seeing any project.

Esteem enclave deals were done at 2400-2500/sq ft in may-june this year when they were in trouble as lots of flats were unsold. After demand picked up, they immediately hiked the rate to 2800 and then floor rise price. Wait and watch as the first block hand-over date was december, which does not seem feasible now. Second block was promised in april 2010 but that would take much more going by the progress.
